Is now a good time to buy in SW Florida ? Cape Coral, Fort Myers, Lehigh Acres

Is Now a Good Time to Buy a Home in SW Florida? Here's My Honest Take.

Spoiler: I'm a mortgage broker, so you might expect me to always say "yes, buy now!" But that's not actually how I operate. Let me give you the real picture.

The honest answer is: it depends on YOU more than the market.

Interest rates are higher than they were in 2020–2021 — that's just the reality. But here's the thing about waiting for rates to drop: everyone else is waiting too. The second rates come down significantly, more buyers flood the market, prices go up, and the competitive advantage disappears. It's a trade-off, not a guarantee.

What's actually happening in SW Florida right now?

The Cape Coral and Fort Myers area has been one of the fastest-growing real estate markets in the country over the past several years. Population growth here is real and ongoing — people are still moving to SW Florida in big numbers, which keeps a floor under home values.

That said, inventory has been more balanced lately than it was at the peak of the frenzy. That actually works in your favor as a buyer. You have more options, more negotiating power, and sellers are more open to contributing to your closing costs or accepting reasonable offers. That kind of leverage didn't exist two or three years ago.

So when is the right time to buy?

When your personal financial situation is ready. That means:

  • You have stable income
  • Your credit is in good shape
  • You have enough saved for a down payment and closing costs
  • You plan to stay in the home for at least a few years

If those boxes are checked, waiting for the "perfect" rate often costs more than it saves.

And remember — if rates do drop significantly in the future, refinancing is always an option. There's even a saying in the mortgage world: "Marry the home, date the rate."

My job is to shop rates so you don't have to.

That's literally my tagline — and it's what I do every day. I work with over 100 lenders, which means I can compare options across the board and find the best fit for your situation. You don't get that from walking into a single bank.

Also, if you're looking at FHA or VA options, I've got posts on both:

And don't forget to check my Google Business page — reading real reviews from real buyers I've helped in this area says more than anything I could write here.
